Real Estate By Location

Tamarindo

Tamarindo offers some of the most sought-after residential real estate and investment opportunities along the Guanacaste coast and in Costa Rica, generally. Here, you’ll find everything from high-rise condos and single-family homes to small businesses and vacation homes with proven rental history.

Residential real estate in Tamarindo offers lifestyle and luxury condominiums – everything from basic security and maintenance through to resort pools and community walking trails – as well as single-family homes that attract families, digital nomads, and other beach-loving urbanites. Tamarindo is also home to three gated communities: Senderos, Tamarindo Park, and Tamarindo Preserve (aka Punta San Francisco).

Prices start around <$100,000 for a small business or building lot; $300,000 for condos and townhomes; and $400,000 for single-family homes and villas. Luxury properties start at $1M.

Las Catalinas

Las Catalinas is an impeccably executed, master-planned gated community in Guanacaste, Costa Rica – specifically, along Playa Danta (pushing into Playa Dantita), just north of Playa Potrero (3.75 miles/6 kms) and Playa Flamingo (5.25 miles/8.5 kms), and south of Playas del Coco (12 miles/19 kms).

It’s Costa Rica’s only car-free community (you can own and park a car, though!) and centers around a compact Beach Town – a walkable village in the style of the Old-World Mediterranean. Amenities include 24/7 gated security, hiking & biking trails, fitness facilities, and a Beach Club with ocean-view pools, a restaurant, and a cocktail bar.

Las Catalinas real estate is competitive, as there are few properties available and those that are, typically sell quickly. (If you lived here, you wouldn’t want to leave, either!). Prices start around $425,000-$600,000 for a studio and 1-bedroom condos and $1M for a villa or single-family home. Luxury properties start around $3M.

Hacienda Pinilla

At 4,500 acres, Hacienda Pinilla is one of the largest, most prestigious, and most established gated communities in Guanacaste and Costa Rica, promising the epitome of resort living. Located just south of Tamarindo, on pristine Playa Langosta, Playa Mansita, and Playa Avellanas, and extending into historic ranch property, Hacienda Pinilla is home to seven residential communities, each with its own distinct personality.

Hacienda Pinilla’s amenities are second to none, and make life here a true dream: In addition to a par-72, 7,200-yard championship golf course, tennis courts, horseback riding stables, hiking and biking trails, and direct access to three of the most beautiful and pristine beaches in the area, Hacienda Pinilla also houses one of the most luxurious Beach Clubs in Guanacaste, where you’ll find an oceanfront swimming pool, restaurant, fitness center, and spa.

Hacienda Pinilla real estate is diverse and suits a variety of price ranges. Prices start around $400,000 for prime homesites; $600,000-$700,000 for condos and townhomes; and $900,000 for villas and single-family homes. Luxury properties start around $1.5M.

Playa Flamingo

Known and beloved for its white-sand beaches, the new Marina Flamingo, and spectacular ocean views, upscale Playa Flamingo is often referred to as the Beverly Hills of Costa Rica. But, while the town definitely has a polished and discerning vibe, it’s not pretentious: think exclusive, not exclusionary or sophisticated without snobbery.

With the inauguration of the new marina, Playa Flamingo real estate is booming. The vast majority of area offerings are homesites and single-family homes, most often set into hillside communities that promise upscale lifestyle amenities and breathtaking ocean vistas. There are several exclusive, upscale gated communities in the area, and they’re especially popular among families and retirees. They include Mar Vista, Flamingo Estates, and Altos de Flamingo.

Prices start around $500,000 for ocean-view homesites and lots; $600,000 for mountain-view single-family homes and villas; and $1M for ocean-view single-family homes and villas. Luxury properties also start at $1M.

Playa Conchal

Located along the sun-splashed Guanacaste coastline, Playa Conchal is one of the country’s most beautiful beaches, best known for its pink-hued sands, courtesy of the seashells that adorn its shoreline. Pair this scenic beauty with a championship golf course, luxury amenities, and a prime location – between the towns of Tamarindo and Playa Flamingo – and it’s easy to understand why Playa Conchal is a favorite for retirees, families, and other beach lovers.

Residential real estate in Playa Conchal offers both luxury condominiums – amenities include Beach Clubs, onsite dining, walking trails, and more – as well as single-family homes and luxury villas. Playa Conchal is also home to gated communities, including the famed Reserva Conchal (home to the 18-hole Robert Trent Jones II championship golf course), Montañas de Conchal, and Catalina Cove (Brasilito).

Prices start around $350,000 for small homes; $650,000 for luxury condos and townhomes; and $800,000 for single-family homes and villas. Luxury properties start at $1M.

Playa Potrero

Dedicated to quiet lifestyles and serene beachside living, paired with full-time residents and excellent affordability, Playa Potrero is a rare gem. Answer the call of Costa Rica’s North-Pacific (more than 300 days of sunshine a year!) and the gentle curve of Playa Potrero, bordered by the golden coastline, scenic hills, and incredible sunsets that lure so many to travel so far, just to experience the peace of this special place that the luckiest among us merely call “home.”

The area is particularly popular among retirees who value tranquility and families seeking a great place to raise a family, as well as digital nomads looking for a secure and affordable home base convenient to amenities. Residential real estate in Playa Potrero offers affordable condominiums, single-family homes, and luxury villas, including those in the sought-after community of Surfside Potrero.

Prices start around $170,000-$250,000 for condos and townhomes and $400,000 for single-family homes and villas. Luxury properties start at $700,000.

Playa Grande

Located just across the estuary from Tamarindo, Playa Grande is a quiet, oceanside paradise that evokes the spirit of “old” Costa Rica. Here, amidst some of Guanacaste’s original beach houses, you’ll find consistent surf breaks, an strong environmental conscience, and Las Baulas National Marine Park, home to critical leatherback sea turtle nesting habitats – all, just minutes to the hustle and bustle of Tamarindo’s dining, shopping, and nightlife.

Playa Grande offers a diverse community, where your neighbors will come from around the world. It’s an excellent place to enjoy the beach lifestyle – especially if you love to surf! – and all of Guanacaste’s best amenities, while reserving a bit of tranquility for your home life. Playa Grande real estate offers everything from building lots to luxury beach homes, including in the gated community of Las Ventanas de Playa Grande.

Prices start around $170,000-$250,000 for condos and townhomes and $400,000 for single-family homes and villas. Luxury properties start around $1M.

Playa Avellanas

South of bustling Tamarindo, Playa Avellanas offers a quiet mix of seclusion and convenience. Here, you’ll discover a delicate lifestyle balance: not overdeveloped but not too secluded, either, Playa Avellanas is a perfect choice for people who crave a best-of-both-worlds lifestyle paired with one of the best surfing beaches in the country, a handful of great dining options, and gorgeous beaches.

While many think of Playa Avellanas as synonymous with the upscale gated community of Hacienda Pinilla, that’s only half true: While Hacienda Pinilla extends into sections of Playa Avellanas, there’s plenty of playa that resides outside Pinilla, too. And there, you’ll find a multicultural community that loves great food and even greater surf. In addition to Hacienda Pinilla, Playa Avellanas is also home to the Enclave at Avellanas gated community.

Prices start around $100,000 for building lots and homesites; $160,000 for condos and townhomes; and $300,000 for single-family homes and villas. Luxury properties start at around $850,000.

Playas del Coco

Playas del Coco, often styled as Playa del Coco or simple “Coco,” is Guanacaste’s biggest beach town – a city, even, if you’re willing to be a little loose with your definitions. Don’t let size fool you, though: Despite its diminutive acreage, this once-fishing village offers some of the best amenities on the coast

Oceanfront with beautiful beaches, close to the international airport (~30 minutes), and near every major amenity in Costa Rica, Playas del Coco is both affordable and aspirational. It’s also incredibly popular for families, retirees, and digital nomads, who flock to the area for well-priced real estate – everything from family homes and luxury villas to empty-nester condos and seaside townhomes. Playas del Coco is also home to the gated communities of Coco Bay Estates, Monte Hermoso, Monte Mar, and Pacifico.

Prices start around $200,000 for building lots and homesites and $300,000 for single-family homes and villas. Luxury properties start at around $800,000.

Playa Hermosa

Just north of Playas del Coco, Playa Hermosa (Guanacaste) – not to be confused with the Playa Hermosa of Puntarenas province, just south of Jacó – is a somewhat understated, northern offshoot of Playas del Coco. Here, you’ll find a beautiful beach (hermosa is Spanish for “beautiful”), pura vida vibes, and the lifestyle amenities you crave.

Playa Hermosa is beloved for its proximity to the international airport (~30 minutes), major medical, and every other major amenity in Costa Rica, but its true appeal is in its excellent balance between tranquility and convenience. It’s also home to the gated communities of Monte Bello and Hermosa Heights.

Prices start around $100,000 for building lots and homesites and $375,000 for single-family homes and villas. Luxury properties start at around $1M.

Playa Ocotal

Located close enough to be part of the Playas del Coco ecosphere, and yet just far enough to be considered it very own town, Playa Ocotal promises supreme convenience, astounding ocean views, and one of Guanacaste’s favorite swimming beaches – doubly appealing, considering that it’s also the recipient of a Blue Flag, recognizing Playa Ocotal as one of Costa Rica’s cleanest beaches.

Playa Ocotal’s real estate market is intimate, yet welcoming. While you’ll find that the town offers some of Costa Rica’s most affordable beach real estate – from cozy condos and townhomes to single-family homes and villas – it’s also home to some of the coast’s newest and most spectacular luxury homes.

Prices start around $100,000 for building lots and homesites; $100,000 for condos and townhomes; and $350,000 for single-family homes and villas. Luxury properties start at around $1M.

Playa Junquillal

Part surf town, part residential paradise, Playa Junquillal is one of those hard-to-find (and then, you’re-so-glad-you-did) places that offer a slice of the rural lifestyle while still close (enough) to all the amenities you need for daily life. Add to that great waves, a full-time residential spirit, and even greater value, and it’s easy to understand why Playa Junquillal’s name is often whispered in the hush-hush circles of those in the know.

For those seeking a place that feels more home than vacation, Playa Junquillal offers a good balance of being close to the beach town action, while still staying far enough away that you won’t see much in the way of tourist throngs. The real estate market is small and properties sell quickly – especially because Playa Junquillal is one of the few places you can find Costa Rica’s rare, titled beachfront property.

Prices start around $300,000 for beachfront lots and homesites and $500,000 for title beachfront single-family homes and villas. A growing luxury market starts at around $750,000.

Playa Lagarto

One of Costa Rica’s ever-rarer up-and-coming enclaves, Playa Lagarto offers genuine value for people interested in a destination not yet quite discovered. A callback to the Costa Rica of yesteryear, Playa Lagarto gracefully exchanges abundant amenities for something even rarer: privacy and tranquility. While you won’t have dozens of restaurants within walking distance, you will find a strong sense of community, a quiet lifestyle, and excellent value for your real estate dollar.

The Playa Lagarto real estate market is still small – but growing. Here, you’ll find the gated community of Playa Lagarto Eco Development, which houses some of the most affordable gated community real estate in Costa Rica. You’ll also find a handful of building lots and homes outside the community.

Prices start around $35,000 for beachfront lots and homesites and $110,000-$250,000 for single-family homes and villas.

Playa Negra

Once a sandy beach town and world-class surfing destination, Playa Negra is proudly still a sandy beach town and a world-class surfing destination! While the famed surf film, Endless Summer II, put Playa Negra on the map in 1994, the town has since managed to hold tight to its chill vibes, epic waves, and off-the-beaten-path ambiance, complete with rustic charm, pura vida attitudes, and a [mostly] sandals-and-swimsuit dress code.

Here, amidst renowned surf, dark sands, and golden sun, Playa Negra invites intrepid investors, families, retirees, and others to revel in a taste of the “old” Costa Rica – in an authentic beach town where you can wake to hooting howler monkeys, walk almost anywhere, and still get in on the ground floor for development, at an affordable price

Prices start around $65,000 for building lots and homesites and $350,000 for single-family homes and villas. A growing luxury market starts at around $750,000.

Playa Marbella

Flying firmly under the radar, Playa Marbella seems tailor-made for people who seek a slice of paradise off the beaten path and far from the tourist throngs. When you first arrive, you may wonder if you’ve somehow stumbled upon a hidden beach – and that’s a huge part of the appeal, for people who love hidden beaches, incredible surf, and a taste of rural Costa Rica.

Because Playa Marbella is still somewhat undiscovered, it’s also somewhat undeveloped. That makes for a small, but growing real estate market that extends from small building lots and affordable homes to breathtaking luxury properties and unparalleled development opportunities

Prices start around $75,000 for lots and homesites and $300,000 for single-family homes and villas. Luxury properties start at around $750,000.

Playa Langosta

An upscale beach town just south of Tamarindo, Playa Langosta is one of the most exclusive neighborhoods in the area. Home to a refined lifestyle and a well-honed balance between tranquility and convenience – it’s close to Tamarindo’s dining, shopping, nightlife, and amenities, while just far enough away to feel like an oceanfront retreat – Playa Langosta promises not just the good life, but the great life: a Blue-Flag beach, excellent surf, and true luxury, including along a stretch of stunning waterfront called the “Millionaire’s Mile.”

Residential real estate in Playa Langosta offers lifestyle and luxury condominiums – everything from basic security and maintenance through to resort pools and fitness centers – as well as single-family homes. Playa Langosta is also home to several gated condo communities, including Peninsula Condos, Tamarindo Preserve (aka Punta San Francisco), Horizontes del Mar, and Crystal Sands.

Prices start around <$400,000 for a rare homesite or building lot; $325,000 for condos and townhomes; and $650,000 for single-family homes and villas. Luxury properties start at $1M.

Papagayo

Reigning over the Gulf of Papagayo’s gentle curve, Papagayo hugs Guanacaste’s coast from roughly Punta Santa Elena south to Punta Gorda, with Bahía Culebra (Culebra Bay) as its shining focal point. The region is known for its excellent infrastructure, gentle waters, and ultra-high-end real estate, thanks to a handful of upscale resorts and gated communities.

Oceanfront with spectacular beaches, close to the international airport (~40 minutes), and near every major amenity in Costa Rica, Papagayo is the epitome of a tropical paradise. And that’s why it has drawn so many, including luxury developers that created some of Costa Rica’s most iconic gated and resort communities, including the Four Seasons, Reserva Papagayo, El Mangroove, Las Terrazas, Peninsula Papagayo, and Villas Diria.

Prices start around $100,000 for building lots and homesites; $1M for luxury condos and townhomes; and $550,000 for single-family homes and villas. Luxury properties start at around $1M.

Nosara

Gateway – but not gatekeeper – to the Nicoya Peninsula (one of the world’s only five Blue Zones), Nosara promises a new pace, a great vibe, and an altogether different way of life. For those who truly get it, Nosara is that oft-sought but rarely found blend of raw nature and refined living: dirt roads that welcome high-end real estate; bilingual private education where phys. ed. can mean surfing; and high-powered remote workers who start their days with ocean-view yoga.

Occupying an oceanfront that sweeps from Playa Ostional and Playa Nosara to Playa Pelada and Playa Guiones, Nosara still retains its charm of yesteryear. While much of the area’s beaches are protected within Ostional Wildlife Refuge, the region’s breezy hillsides (and a few, rare oceanfront properties) are now home to a growing selection of homes and villas, some contained within luxury gated communities, including Acquarello Nosara, Kalyok Villas, Nanku Eco-Village, Selvamar, Become Nosara, Las Delicias, and El Molino.

Prices start around $100,000 for building lots and homesites; $300,000 for single-family homes and villas; and $550,000 for luxury at luxury gated communities. Luxury properties start at around $850,000.
